Andratx & Port d'Andratx
Hillsides above the harbour, exposed plots, demanding architecture – and weather that hits harder here than elsewhere.
Port d'Andratx is among the most sought-after locations on the island and among the most demanding to look after. The houses stand on the hillside, often with far-projecting terraces, infinity pools and expanses of glass that open up the view over the harbour. Those are exactly the elements most exposed to wind, salt and sun.
In the autumn and winter storms the position tells: a south-westerly meets these hillsides unbroken. Loose sun shading, unsecured outdoor furniture and blocked terrace drains cause most of the damage – and a check beforehand prevents it. After a storm we go and look at the properties without your having to ask.
In Camp de Mar and S'Arracó the housing is quieter and in part older, often built in natural stone in the traditional way. It calls for different attention: masonry, timber elements and roofs need more checking here than modern new builds.
The drive from Palma is manageable and we know the roads – including the narrow approaches that not every delivery van can get past.
