Your house is watched over. Even when you cannot see it.
Most damage to holiday properties is not caused by one event. It is caused by time that nobody was watching.
An empty property on Mallorca is exposed to damp, salt air, heat and storms. What is a damp corner in March is mould damage by October. What was a loose roof tile in summer is water in the upper floor after the first autumn storm.
That is why the regular inspection round is the foundation of our work. We walk the same route on every visit, inside and out, and record what has changed. You receive the report with photos – promptly, not as a collected summary at the end of the year.
Before you arrive we prepare the house: aired, checked, with everything working and – if you wish – the fridge stocked. After you leave we take care of the checks and of settling the house back into its empty months.
What happens between visits rarely goes unnoticed: neighbours, tradespeople and community administrators reach us directly, and we sort it out without you having to organise anything from a distance.
Typical tasks
- Regular inspection round inside and out, to a fixed list
- Photo documentation and a written report after every visit
- Airing the house, running the taps, checking shutters and windows
- Checks for damp, mould and water ingress
- Arrival preparation: cleaning, building services, air conditioning, pool, shopping on request
- Departure check and preparing the house for the empty months
- Receiving post and forwarding important letters
- Point of contact for neighbours, the community and utility providers
What this gives you.
Damage is caught early
The difference between a repair and a refurbishment is usually the moment somebody took a look.
Arriving without effort
You unlock the door and the house is ready. No list of things that still need doing.
Nothing to manage remotely
You do not have to coordinate tradespeople from abroad or ask neighbours for favours.
A documented history
Over the years a recorded history of your property builds up – useful for insurance, for a sale and for planning maintenance.
A lived-in look
A house where someone works regularly looks lived in. That is the simplest protection there is.
Short distances
We deliberately look after properties within easy reach. When something goes wrong, what counts is how quickly someone can be there.
Common questions
How often do you visit the property?
Do I get a report after every visit?
Can you look after my property if it is let?

A visit says more than any list of services. There is no obligation and no cost to you.
More services
Garden care
Mediterranean gardens, irrigation and outdoor areas – tended to suit the island’s climate rather than central European habits.
Pool maintenance
Water values, plant and pool care – checked regularly, so the pool stays ready to use and the installation comes to no harm.
Housekeeping
Cleaning, laundry and arrival preparation – so that your house welcomes you exactly as you pictured it.
