Building services rarely speak up in time.

Systems do not fail suddenly. They give notice – there is simply nobody there to notice it.


A well-equipped property on Mallorca runs more systems than anyone thinks about day to day: air conditioning, heat pump, hot water, solar thermal or photovoltaic, water treatment, cistern, irrigation, alarm and access control, pool controls. Each has its service intervals, and each shows the signs before something goes wrong.

We check these systems during our property visits, keep track of service intervals and arrange whatever is due. Anything unusual – a noise, a drop in pressure, an odd level of consumption – we report to you along with a view of what it could turn into.

For every property we look after, a technical history builds up: what is installed, who installed it, when it was last serviced and what is coming up. That saves hunting for paperwork every time a tradesperson comes – and, at the point of a sale, reconstructing it all from memory.

We deliberately do not offer a round-the-clock emergency service. What we offer is something else: regular attention, so that the emergency does not arise in the first place.

Common questions

Do you carry out the servicing yourselves?
Simple servicing and checks, yes. Anything that requires a licensed specialist – air conditioning, gas or electrical installations, for example – we place with firms we have vetted, and we oversee the work.
Do you offer an emergency call-out service?
No. We work ahead rather than reacting. If damage occurs while we are contactable, we make the property safe, document it and organise the repair.
What is the technical property file?
A continuously maintained record of all the systems in your property: model, year of installation, the firm that fitted it, service history and what is due. It belongs to you and is handed over whenever you ask.
