Pollença
The north is greener, older and quieter – and so, for the most part, are the properties.
Around Pollença a high proportion of the housing is traditional: stone-built fincas, old town houses in the old quarter, country houses at the foot of the Tramuntana. These buildings age differently from new ones. Damp rises through masonry, timber beams move, roof tiles work loose – slowly and usually unnoticed.
Sitting at the foot of the mountains means more rain than in the south-west. Gutters, drains, cisterns and hillside drainage are not side issues here. A blocked drain that would come to nothing in Calvià can let water into the house in Pollença after heavy rain.
The gardens are correspondingly lusher, with mature trees and often citrus and olive cultivation. They need less irrigation, but proper pruning at the right time.
The north is further from our base than the south-west. So we work there to a purpose and to firmly planned visit dates – and we tell you honestly when a property is not sensibly within reach for us.
What we watch particularly closely here
- Damp and salt efflorescence in old masonry
- Roofs, tiles and gutters before the rainy season
- Cisterns, drains and hillside drainage
- Mature trees: olives, citrus, figs
- Timber in windows, doors and beams
- Firmly planned visit dates rather than spontaneous journeys
